"Between 2000 and 2004, Wake County ranked No. 5 nationally in the number of new homes added -- 45,000, according the Census Bureau. The Triangle added more than 75,000 homes in that period, mostly in dozens of new subdivisions."
Measured in deposits, the Triangle banking market has increased 28 percent to $18.7 billion since 2002. But the number of branches is flat at 375, suggesting room for growth.
The Triangle added 22,775 jobs between January and the end of October, up almost 50 percent from the same period last year, according to the N.C. Employment Security Commission.
That may have contributed to a 47 percent increase in new apartment units in Durham, Orange and Wake counties 12 months ended Sept. 30, according to the Triangle Apartment Association.
In the three months ending Sept. 30, new single-family home permits in the Triangle were up nearly 20 percent from a year earlier, according to Market Opportunity Research Enterprises in Rocky Mount.

I recently invested in a piece of real estate in Raleigh, NC. Turns out there was a great story behind this deal.
The owner, a widow, was tired of managing the small rental unit by herself and agreed to sell it "for a market price." At the closing table she relayed the story of how she came to own it.
Back in the 60's her husband did a paper route on the side to earn extra cash. Upon visiting this house to collect his paper money he learned that the occupant had passed away. The house was going to be auctioned so he the made an offer...SOLD for $5,000.
For 40 years the woman and her husband have enjoyed a nice income from a property that was essentially purchased with paper route money!

Okay this is a public policy post not necessarily an investment real estate post...but then again....what could affect the local real estate investor more than local public policy? My point here is NC should be doing more to foster an environment for growing the next MSFT or CREE or SAS instead of only throwing money at big companies to move lower wage jobs here....It requires a longer term perspective as does all investing, unfortunately few politicians take the long view.

I've long been a fan of DRIPs (dividend reinvestment plans)...they offer a very inexpensive way to accumulate stock. I have not been a big fan a REITS because they seem too volitale for the return they provide....Still, they indicate a gravitation toward real estate as a core holding for investors...and if you want to buy REITS, a DRIP plan may be the way to go.

How do you pick one for an investment transaction? I always recommend tall guys named Dave with an MBA. This article also offers some useful tips. They're talking about a residential transaction, but it applies to commercial and investment, too.

As coastal development booms, I expect to see more regulation. This isn't exactly what I was expecting but it's a start. Coastal legislators are trying to incentivize us to return oyster shells to the sea. When I was growing up we used them to pave our driveway.

They are out there but competition for them is steep so you'd better be organized enough to pull the trigger when an opportunity arises and be willing to accept lower margins than a few years ago!

Ah politics and real estate. Two things that effect us all. NC is an interesting state when it comes to incentives. All the politictians pretty much claim to be against them, but they use them "because we have to" to be competitive. What if we fixed the tax structure so that we were already more competitive?
At any rate, real estate investors large and small will benefit from knowing where our fearless leaders are spreading the free cash.

Raleigh real estate is on fire.
Raleigh real estate is on fire. Especially multi-family residential. Investors can't seem to get enough and cash flow is optional. Capitalization rates are as low as 2-4% on apartments in good shape. Inside the beltline (ITB) is even more expensive as investors "land bank" properties, apparently for redevelopment or condo-conversions.
Recently, a listing of a 10 unit apartment building by a colleague of mine generated three different inquiries from sunny California!
The combination of a soft stock market, rising interest rates and a positive jobs outlook in NC has investors and developers betting on a strong rental market for years to come.

In addition to all things real estate, from time to time I will post other items of interest pertaining to business, wealth creation and leadership. This is one such item.
Okay the Tarheels are back, Return to Glory, Hail to the Victors, Good Riddance Matt D., Roy’s the Man and all that good stuff, yackity, yackity, yackity, yack…..those of you who know me know that my allegiance will always lie with the Wolfpack, long live Herbie Sendek. GO STATE!
But when it comes to coaching pantheons there is none better for my money than K. I heard him give a couple of leadership talks a few years back and they were pretty awesome. Of course, it doesn’t hurt that I’m a huge hoops fan so he didn’t have any trouble keeping my attention with all the bball analogies. Apparently many others liked it too because they have hauled off and pulled him into the MBA school to help Duke continue to do what Duke does best, charge big jack for education!!
If you like Duke, or hoops or leadership or team building this is worth checking out. Same goes for his book, which I guarantee you Coach Sendek has read.
